According to the National Association of Realtors, nine out of ten house hunters involved the internet in their search for a new home. As more and more people turn to the internet for information, we begin seeing buyers and sellers approach real estate agents and mortgage professionals with a clear idea of what they want in a home. Many of these larger websites rely on the Multiple Listing Service feed, a data base of property that is supposed to be maintained by the listing agents. Unfortunately, there is a lot of human error involved. MLS listings are set in place by an agent that has very little rules to govern the information being input. Therefor, information can be outdated, or even a little manipulative in nature, in order to arouse the interest of a buyer. Here are three reasons why a home buyer should consult with an agent prior to beginning his or her online home search:
1. An agent conducts more efficient due diligence than a website will. You can give your list of criteria and prices to both, but a smart and dedicated agent will run his own due diligence to make sure that the property is what it says, saving you time and frustration. Websites only run off of third party information.
2. An agent can supplement your home search. By working with an agent (with no obligation), he or she can both conduct supplemental home searches on your behalf, as well as be readily available to assist you with any and all inquiries you may have regarding the information you find online.
3. The best reason for working with an agent prior to beginning your search online is because an agent is a human. An excellent agent has the ability to understand you and your current situation. How many listing websites have you seen that have categories like such as, "how many years until you plan on moving again" or "how long does your child support have until it expires?" Agents have the ability to understand you, and help assist you in making a decision that is correct for you and your family. Internet programs only have the ability to provide information requested.
While there is no doubt that we are becoming more and more of an online world, it is a fact that a computer will not ever be able to add the human touch associated with home buying or selling that an agent (human) can provide. I am, by no means, saying that listing websites are not useful in the home buying process. They give you an idea of what to look for. However, I am saying that working with an agent from the beginning of the home buying process to the end will help make the process a more fun and fulfilling one.
